Samer Choucair: Investment Value Is Measured by Market Quality, Not the Lowest Price per Square Meter

Investment entrepreneur Samer Choucair emphasized that low property prices in some global markets do not necessarily represent the best investment opportunities. He noted that successful real estate investing depends on the strength of the economic environment, regulatory stability, market liquidity, and long-term growth prospects—not simply on the lowest price per square meter.

Samer Choucair explained that comparisons circulating on some platforms highlighting the world's cheapest real estate markets often overlook significant differences in economic and regulatory conditions across countries. As a result, investment opportunities should be evaluated using comprehensive criteria that consider both risk and long-term return. He said, “Investment value is not determined by price alone, but by a market’s ability to deliver sustainable growth, protect investor rights, and provide a stable regulatory environment that supports rising demand and liquidity.”

He added that Saudi Arabia’s real estate market continues to benefit from several key growth drivers, including the ongoing implementation of Saudi Vision 2030 projects, expanding infrastructure development, the creation of new tourism destinations, and the Regional Headquarters Program aimed at attracting multinational companies. He also noted the Kingdom’s target of welcoming 150 million visitors annually by 2030, which is expected to strengthen demand across multiple real estate asset classes.

Samer Choucair stressed that investors should focus on asset quality, strategic location, and future demand rather than relying solely on price comparisons between markets. He emphasized that long-term investment in markets with strong economic fundamentals is more likely to generate stable and sustainable returns.

He also encouraged investors to diversify their real estate portfolios across Saudi Arabia’s residential, commercial, hospitality, and logistics sectors, aligning their investments with the Kingdom’s ongoing economic transformation and taking advantage of opportunities created by major development projects across different regions.

According to Samer Choucair, Saudi Arabia’s major cities, alongside emerging tourism destinations and logistics hubs, continue to offer promising opportunities for both domestic and international investors as infrastructure spending remains strong and the business environment continues to improve.

In conclusion, Samer Choucair said, “Successful real estate investment does not begin with finding the lowest price. It begins with choosing a market that has a clear economic vision, a stable regulatory framework, and genuine growth fundamentals. These are the factors that enable investors to create sustainable long-term value.”
