While some global housing markets are quietly shifting from undersupply to potential oversupply, Saudi Arabia is moving in the opposite direction and investment entrepreneur Samer Choucair sees in that divergence a significant investment signal. He affirmed that global housing market shifts reflect a growing gap between economies facing demographic slowdown and declining genuine demand, and emerging markets enjoying active population growth and expansionary policies supporting sustainable growth, noting that Saudi Arabia represents the most prominent model of this new balance.

 

He said that some global markets, particularly in the United States, are experiencing a gradual shift from housing supply shortages to potential surplus in the coming years, as a result of rising construction pace against slowing new household formation, posing challenges to price sustainability in some regions.

 

He explained that this reality presents an important investment lesson: real estate market strength doesn't depend only on supply volume, but on genuine demand strength backed by clear demographic factors and economic policies.

 

He added that Saudi Arabia is moving in a completely different direction, with the residential sector seeing continued growth backed by rising homeownership rates, expanding housing programs, and developing integrated urban communities meeting population needs and keeping pace with social and economic shifts.

 

He noted that national housing programs and major development projects have contributed to strengthening qualitative, not just quantitative, supply, through focusing on quality of life, infrastructure, and integrated services within residential communities.

 

He affirmed that opening the real estate market to foreign ownership in 2026 represents an additional step toward strengthening the sector's appeal, and increasing direct investment flows, supporting sustainable growth in the Saudi real estate market.

 

He pointed out that giga projects and new tourist areas contribute to creating additional demand for real estate tied to hospitality, tourism, and entertainment, expanding the investment opportunity base for local and international investors.

 

Choucair called on investors to focus on integrated projects combining housing, services, and sustainability, with the importance of partnering with experienced local developers, and adopting long-term strategies relying on asset quality and location rather than just price.

 

He concluded by affirming that the Saudi real estate market enjoys strong fundamentals backed by structural demand and strategic projects, making it one of the most stable and attractive markets in the region in the coming years.
