Investment expert Samer Choucair said the continued expansion of integrated residential communities across Saudi Arabia reflects the profound transformation taking place in the Kingdom's real estate sector under Vision 2030. He noted that the industry's focus has evolved beyond simply increasing housing supply toward developing comprehensive urban environments that enhance quality of life while supporting sustainable economic growth.

Samer Choucair explained that Saudi Arabia's real estate market continues to attract both domestic and regional investment, driven by government housing initiatives, large-scale development projects, infrastructure expansion, and regulatory reforms that have strengthened the sector's investment appeal.

He pointed out that Hassan Allam Holding recently announced a project backlog valued at approximately $10.5 billion, with international markets accounting for nearly half of its portfolio. Saudi Arabia represents the company's largest external market, with projects exceeding $2 billion, highlighting growing investor confidence in the Kingdom's real estate sector and its long-term growth prospects.

Samer Choucair added that plans by some companies to explore listing stakes in their subsidiaries on Egyptian or Gulf stock exchanges could enhance transparency and corporate governance while providing additional financing channels to support large-scale developments, ultimately benefiting investors and financial institutions.

He emphasized that modern integrated residential communities designed around comprehensive urban planning, green spaces, and diverse lifestyle amenities—are increasingly positioned to generate stronger long-term value than conventional real estate projects due to rising demand for higher living standards and sustainable property assets.

Samer Choucair further explained that institutional investors are placing greater emphasis on professionally managed real estate assets that demonstrate stable occupancy rates and consistent cash flow generation, making Saudi Arabia one of the region's most attractive real estate investment destinations over the coming years.
